Position Overview:
LBI National Golf & Resort is seeking an experienced and hands-on Property Facilities Manager to oversee the maintenance, operation, appearance, and functionality of all resort facilities. This role is responsible for ensuring that guest rooms, public spaces, golf course facilities, mechanical systems, and resort infrastructure are maintained to the highest standards of safety, quality, and guest satisfaction.
The ideal candidate is a proactive leader with strong technical knowledge of building systems, hotel operations, preventative maintenance programs, and property management systems (PMS). This position plays a critical role in protecting the resort's assets while creating an exceptional guest experience.
Property & Facility Management
Oversee the maintenance, repair, and overall condition of all resort buildings, guest rooms, public areas, golf facilities, restaurants, and back-of-house operations. Develop and manage preventative maintenance programs to maximize equipment life and minimize downtime. Conduct regular inspections of guest rooms, common areas, mechanical spaces, and exterior property grounds. Ensure resort facilities meet company standards for cleanliness, safety, and operational excellence. Coordinate property improvement projects, renovations, and capital expenditures. Mechanical & Building Systems
Manage and maintain HVAC, plumbing, electrical, fire and life-safety systems, irrigation systems, boilers, pumps, generators, and related equipment. Troubleshoot and coordinate repairs for mechanical and infrastructure-related issues. Work with contractors, vendors, and service providers to perform specialized maintenance and repair work. Monitor utility usage and identify opportunities for energy efficiency and cost reduction. Hotel Operations Support
Utilize the Property Management System (PMS) and maintenance software to track work orders, room status, and maintenance requests. Collaborate with Housekeeping and Front Office teams to ensure guest rooms are maintained and available for occupancy. Respond promptly to guest concerns regarding room functionality, safety, or comfort. Assist in preparing rooms and facilities for inspections, events, tournaments, and peak occupancy periods. Team Leadership
Recruit, train, coach, and supervise maintenance and engineering staff. Schedule team coverage to ensure efficient response to maintenance requests and emergencies. Establish performance expectations and conduct employee evaluations. Promote a culture of safety, accountability, and exceptional service. Safety & Compliance
Ensure compliance with OSHA regulations, local building codes, environmental requirements, and company policies. Maintain records of inspections, maintenance activities, certifications, and repairs. Lead emergency response efforts related to facility issues, severe weather, utility outages, and other operational disruptions. Maintain fire safety equipment and emergency preparedness plans. Budget & Inventory Management
Develop and manage departmental budgets. Monitor maintenance expenses and approve purchases within authorized limits. Maintain inventory of maintenance supplies, tools, equipment, and replacement parts. Obtain and evaluate vendor proposals and service contracts. Qualifications
Required
5+ years of facilities, engineering, or property maintenance management experience, preferably within hospitality, resorts, hotels, country clubs, or golf properties. Strong knowledge of HVAC, plumbing, electrical, mechanical systems, and general building maintenance. Experience with hotel Property Management Systems (PMS) and maintenance tracking software. Ability to read blueprints, technical manuals, and maintenance documentation. Strong leadership, communication, and organizational skills. Proficiency with Microsoft Office applications. Preferred
Luxury hotel, resort, or golf club experience. Trade certifications in HVAC, electrical, plumbing, or related disciplines. OSHA certification. Experience managing renovation or capital improvement projects. Certified Facilities Manager (CFM) or related professional designation. Physical Requirements
