About the Role
Overview
We are seeking an experienced Development Manager to lead the planning, entitlement, and delivery of golf course community projects. The ideal candidate has at least 10 years of hands-on experience in land development, master-planned very high-end communities, and golf-related amenities, with a track record of delivering projects on time and within budget. The position will be based in Tequesta, FL with travel to the Texas.

Key responsibilities
Lead and manage all phases of development for golf course communities, from concept through construction and close-out.Coordinate with landowners, municipalities, design teams, contractors, and internal stakeholders to secure entitlements, permits, and approvals.Develop and manage project scopes, budgets, schedules, risk registers, and performance metrics.Oversee due diligence, site assessments, feasibility studies, zoning analyses, and environmental considerations.Review and approve plans for residential lots, golf facilities, clubhouses, amenities, roadways, wetlands, and landscape plans.Manage procurement, bid processes, contract negotiations, and vendor/partner relationships.Monitor progress, quality, and compliance with plans, codes, and HOA/MC governance.Lead cross-functional teams on design reviews, value engineering, and schedule optimization.Communicate project status to leadership, investors, and stakeholders; prepare reports and presentations.Ensure alignment with brand standards, sustainability goals, and community living experience.Mentor and develop junior team members; promote a safe and collaborative work environment.
Qualifications
Minimum 10 years of experience in development management for golf course communities or similar master-planned residential projects.Strong track record delivering complex development projects from site selection to entitlements, permitting, design, construction, and handover.Experience with entitlements, zoning, environmental reviews, capital planning, and HOA/POA governance.Proficiency in project management software (e.g., MS Project, Primavera, Procore) and office tools.Ability to read and interpret site plans, civil drawings, architectural plans, and landscape plans.Excellent leadership, negotiation, and communication skills.Bachelor’s degree in Real Estate, Urban Planning, Civil Engineering, Architecture, Construction Management, or a related field. Master’s degree or professional certifications (e.g., CPM, LEED, PMP) are a plus.Strong financial acumen: budgeting, forecasting, and cost control.Willingness to travel as needed to project sites and partner meetings.Knowledge of golf course operations and amenity design is preferred.
