General Manager — Apple Mountain Golf Club, Clarkesville, Georgia Run a golf club like it's your own Apple Mountain Golf Club is under new ownership and moving to self-management. We are looking for an experienced general manager to run it. You would report directly to us. There is no regional manager and no corporate playbook. If it is a decision you can make standing in your own clubhouse, you make it. That is the job, and that is the whole point of it. THE CLUB 18 holes in the North Georgia mountains, in Habersham County, about ninety minutes from Atlanta. Roughly 30,000 rounds a year. Food and beverage, a driving range, and an events and outings business we are just starting to build. A Charter membership program we are actively growing. WHAT WE ARE PUTTING INTO IT We are spending real money on this club right now: A new cart fleet, and upgrades to the cart barn. Driving range enhancements, including new ball handling and dispensing equipment. A new clubhouse in planning. A food and beverage program rolling out now. Lightspeed for our tee sheet and point of sale, with a booking engine upgrade underway. You would have a say in all of it. These are decisions we are making now, not a list handed to you finished. THE PLAN We have written a revenue plan for the year ahead, and it is specific. Our weekends are strong. Our weekday middays are wide open, and that is where the growth is. The plan puts leagues on the weekday tee sheet, books outings on weekday mornings, gets food and beverage serving at the turn and on the course, makes the range pay, and grows Charter membership. Every line has a number next to it, and we will walk you through all of it before you say yes. That plan is the general manager's job. We built the framework. You would build the business. WHAT YOU WOULD OWN The P&L. You own revenue, cost, and the number at the bottom, and you review it with us every month. The revenue programs. Leagues, outings, corporate events, tournaments. Most of these are not built yet. Membership growth. Charter memberships, retention, and the member experience. Food and beverage, and the event business that comes with it. The range and the golf shop. Your team. An assistant general manager runs the pro shop, cart barn and daily play. A course superintendent runs maintenance. You set the direction for both, and you hire the rest. Vendor and capital decisions, with us, not through a procurement department. WHAT THIS JOB IS NOT This is not a head professional's job. You will not be on the lesson tee, and you do not need to be able to fix somebody's swing. Instruction is a program you run, not a book you carry. You do not need to be a PGA professional for this seat. If you are, that is a bonus, not the bar. WHAT WE ARE LOOKING FOR You have run a golf course or a club as the general manager, or you were the number two who actually ran it, and you owned the P&L. A real track record on the revenue side. Tell us about the leagues you built, the outings you sold, the memberships you added, and what the numbers did. You have run food and beverage, or had it under you. Someone comfortable reporting to owners who read the statement. Willingness to live in or near Clarkesville and be present at the club. COMPENSATION $85,000–$100,000 base, depending on experience. A performance bonus tied to Charter membership initiations, league, outing and tournament revenue, and profit growth. On target, that puts total compensation around $125,000–$140,000. Health coverage and 401(k). Beyond that, we would rather build the package around the right person than post a fixed list. Depending on fit, it can include a furnished apartment on site. TIMING We are moving now, and we would like our general manager in place as soon as we find the right one. We are not hiring to a date. If you are finishing out a season and cannot move right away, tell us. We would rather wait for the right operator than fill the seat on a calendar. One thing worth knowing either way: whoever takes this job helps hire their own team, so the earlier you are here, the more of that team is yours.
